A bad credit score — from a late payment, a consumer proposal, a bankruptcy, a collection, or just life getting messy — will get you politely declined at any big bank. That doesn’t mean you can’t get a mortgage. It means banks aren’t the lenders who will fund your file. Alt-A lenders and private lenders absolutely will.

- Down payment / equity: Usually 20% minimum for purchases; equity-based for refinances
- Term: Often 1–2 year terms, designed to transition you back to A lenders as credit rebuilds
- Fees: Lender, broker, and legal fees are typical on private placements
- Exit plan: Built into the deal — we set a target to graduate to an A lender within 12–24 months
