New GTA days on market 2026 data from Wahi’s July MLS numbers shows a market that’s split in two. In some neighbourhoods, homes are moving in under two weeks. In others, sellers are waiting more than two and a half months for an offer. GTA Days on Market 2026: The Slowest Neighbourhoods
According to Wahi’s July 2026 MLS data, five neighbourhoods stand out for how long listings are sitting before selling. Toronto’s Chaplin Estates leads at 77 days on market, followed by Burlington’s Tansley Woods at 71 days. Bronte Lakeshore in Oakville is close behind at 65 days, with Burlington’s waterfront area at 64 days, and Brampton’s Queen Street Corridor rounding out the list at 62 days. That’s more than double the region’s average in some cases — a meaningful gap for anyone pricing a listing or timing an offer.
Where Homes Are Selling Fastest
On the other end, Alderwood in Etobicoke is the fastest-moving pocket in the GTA at just 10 days on market. Milton, Markham, Whitby, and parts of North York aren’t far behind, with homes typically selling in 17 days or less. The spread between a 10-day neighbourhood and a 77-day neighbourhood, sitting within the same broader market, is a reminder that ‘the GTA market’ isn’t one market at all — it’s dozens of smaller ones behaving very differently.
Why the Gap Is So Wide
A few forces are driving this split. Price point matters: neighbourhoods with a deeper pool of move-up and luxury listings, like Chaplin Estates, tend to see fewer qualified buyers and longer negotiation periods. Inventory matters too — areas with a glut of similar listings (think condo-heavy waterfront pockets or newer subdivisions like Tansley Woods) give buyers more to compare, which slows decisions. Meanwhile, fast-moving areas like Alderwood and Milton tend to combine relative affordability with strong demand from move-up buyers and commuters, which keeps homes selling close to list price and close to listing day.
What This Means If You’re Selling
If your home is in a slower-moving pocket, pricing accurately at listing matters more than ever — homes that sit tend to eventually sell for less than if they’d been priced right from day one. It’s also worth having financing lined up before you list, including a bridge loan or extended closing option, in case your sale takes longer than your purchase timeline allows.
What This Means If You’re Buying
Slower neighbourhoods can be an opportunity. Longer days on market often means more room to negotiate on price, closing date, or conditions — sellers in a 60-plus-day market are generally more motivated than sellers in a 10-day market. If you’re pre-approved and ready to move, a neighbourhood like Chaplin Estates or Tansley Woods may offer more leverage than a hot pocket like Alderwood or Milton, where you’re more likely to be up against multiple offers.
